2026 BAH and VA Loans Near Beale AFB: What Military Homebuyers Should Know

Airmen working on the flight line at Beale Air Force Base in Northern California.

If you're stationed at Beale Air Force Base, preparing for a PCS to Northern California, or considering buying a home while assigned to Beale AFB, your Basic Allowance for Housing (BAH) can be an important part of the homebuying equation. But there is an important distinction:

Your BAH amount is not the same thing as your homebuying budget.

BAH may be considered as qualifying income for a VA-backed mortgage, and the VA loan program offers benefits that can make homeownership more accessible to eligible service members and Veterans. At the same time, your mortgage payment is only one part of the decision.

Your likely length of assignment, PCS plans, other debts, cash reserves, property taxes, insurance, potential HOA costs, VA entitlement, and what you might do with the home when you leave Beale should all be considered before making a purchase.

Here is what military homebuyers around Beale AFB should know in 2026.

What Is BAH?

Basic Allowance for Housing, or BAH, is a housing allowance paid to eligible service members when government housing is not provided.

BAH replaced the former Basic Allowance for Quarters, or BAQ. BAH generally depends on factors including:

  • Your duty location
  • Your pay grade
  • Whether you have dependents

One important misconception is that BAH increases based on the number of dependents. Generally, BAH uses two categories: With dependents and without dependents. A service member with one qualifying dependent does not normally receive an additional BAH amount for each additional dependent.

What Are the 2026 BAH Rates for Beale AFB?

For 2026, Beale Air Force Base is within Military Housing Area CA033.

Published 2026 rates vary by pay grade and dependency status. Examples include:

Pay Grade With Dependents Without Dependents
E-1 through E-4 $2,733/month $2,133/month
E-5 $2,967/month $2,367/month
E-6 $3,132/month $2,523/month
E-7 $3,150/month $2,742/month
E-8 $3,159/month $3,006/month
E-9 $3,195/month $3,042/month
O-1 $2,994/month $2,496/month
O-2 $3,129/month $2,892/month
O-3 $3,165/month $3,066/month
O-4 $3,342/month $3,126/month
O-5 $3,492/month $3,135/month
O-6 $3,522/month $3,138/month

The 2026 E-5 rate, for example, is $2,967 per month with dependents and $2,367 without dependents. Multiple current sources reproducing Defense Travel Management Office data identify Beale AFB as MHA CA033 and report the same 2026 figures. VetCalc

Important

BAH rates should always be verified for your specific pay grade, dependency status, and current duty assignment before making a financial decision. A published BAH amount is also not a recommendation for how much mortgage payment you should take on.

Can You Use BAH to Qualify for a VA Home Loan?

Yes. Properly verified BAH may generally be considered as effective income when a lender underwrites an eligible service member for a VA-backed mortgage. The lender will verify the housing allowance and consider it along with the rest of the borrower's qualifying financial information. That does not mean receiving BAH automatically qualifies you for a VA loan. The lender still evaluates your overall financial profile, which can include:

  • Income
  • Employment or military service
  • Credit history
  • Existing monthly debts
  • Residual income
  • Assets and reserves
  • VA entitlement
  • Property appraisal
  • Occupancy requirements
  • Other underwriting requirements

Having VA home loan eligibility and being financially approved for a particular mortgage amount are two different things.

Can a VA Lender Gross Up BAH?

This is one of the more important—and often misunderstood—parts of VA mortgage qualification.

Because qualifying BAH is generally non-taxable income, VA underwriting rules allow certain tax-free income to be grossed up for purposes of calculating the debt-to-income ratio.

The current VA Lender's Handbook states that tax-free income may be grossed up for the DTI calculation and instructs lenders to use 125% of the borrower's non-taxable income when applying this treatment. Benefits

What does that mean?

Suppose an eligible borrower's verified non-taxable income is:

$3,000 per month

For a qualifying DTI calculation, 125% would equal:

$3,750

But this does not mean the borrower suddenly receives $3,750.

The actual income remains $3,000.

The adjustment is an underwriting calculation that recognizes that non-taxable income can have greater after-tax purchasing power than an equivalent amount of taxable income.

Grossing up BAH does not mean:

  • Your BAH actually increased.
  • You receive extra military income.
  • You automatically qualify for a particular purchase price.
  • You should spend everything a lender approves.
  • Every loan scenario will produce the same result.

Your lender should calculate qualification based on your specific situation.

Can You Buy With No Down Payment Using a VA Loan?

For many eligible borrowers with sufficient VA entitlement, one of the program's major advantages is the ability to purchase a qualifying home with no down payment. The VA explains that borrowers with full entitlement do not have a VA-imposed loan limit, although that does not mean a borrower can obtain an unlimited mortgage. The lender must still determine what the borrower can afford, and the property's appraisal must support the transaction. Veterans Affairs That distinction is important.

No VA loan limit does not mean unlimited borrowing.

Your lender may still consider:

  • Income
  • Credit
  • Debts
  • Residual income
  • Assets
  • Underwriting guidelines
  • The appraised property value

And even with a zero-down loan, buying a home does not necessarily mean zero cash required. Depending on the transaction, buyers may still need money for things such as inspections, prepaid expenses, closing costs, moving expenses, reserves, repairs, or other property-related costs.

Do VA Loans Require PMI?

VA-backed home loans do not require monthly private mortgage insurance, or PMI. That can be an important difference when comparing VA financing with certain conventional financing scenarios. The VA confirms that its program does not require monthly mortgage insurance. Veterans Affairs However, many VA borrowers have a different cost to consider:

The VA Funding Fee

Unless the borrower qualifies for an exemption, a VA funding fee may apply. For VA purchase loans, current rates include:

Down Payment First VA Use Subsequent VA Use
Less than 5% 2.15% 3.30%
5% or more 1.50% 1.50%
10% or more 1.25% 1.25%

These rates are currently published by the U.S. Department of Veterans Affairs and remain effective for applicable loans. Veterans Affairs Some Veterans, service members, and eligible surviving spouses may be exempt from the funding fee, depending on their circumstances. Always have your lender determine whether an exemption applies to you.

Should Your BAH Determine Your Mortgage Payment?

Not by itself. A useful way to think about BAH is:

BAH is one component of your financial resources—not a target mortgage payment.

For example, an E-5 with dependents assigned to Beale AFB currently has a published 2026 BAH rate of $2,967 per month. VetCalc

That does not mean a $2,967 housing payment is automatically affordable. Your actual housing obligation could include:

Principal + Interest + Property Taxes + Homeowners Insurance + HOA + Other Property Costs

And homeownership brings expenses that do not appear in a mortgage payment at all. Those can include:

  • Repairs
  • Maintenance
  • Appliances
  • Landscaping
  • Pest control
  • HVAC servicing
  • Plumbing repairs
  • Roof replacement
  • Insurance deductibles
  • Future improvements

A comfortable purchase should leave room for life outside the mortgage.

Buying Near Beale AFB: Look at the Total Housing Cost

Homes surrounding Beale Air Force Base can have very different cost structures even when their purchase prices look similar. Depending on your search criteria and preferred commute, you may consider communities such as:

  • Wheatland
  • Plumas Lake
  • Olivehurst
  • Marysville
  • Yuba City
  • Lincoln
  • Other communities surrounding Beale AFB

Different properties may have different:

  • Property tax obligations
  • Special assessments
  • HOA dues
  • Insurance costs
  • Home ages
  • Energy costs
  • Maintenance requirements
  • Lot sizes
  • Commute considerations

That is why comparing two homes based only on purchase price can be misleading. A somewhat less expensive home with higher assessments or HOA costs may not necessarily produce the lower monthly housing expense.

PCS Orders Are One of the Biggest Factors Military Buyers Should Consider

Military buyers face a question many civilian buyers don't:

What happens if I receive PCS orders sooner than expected?

The original research identifies Permanent Change of Station risk as one of the most significant considerations when using BAH and a VA loan to purchase a property. Analysis of Using Basic Allowan… If you relocate, you may eventually need to decide whether to:

  • Sell the home
  • Keep it
  • Convert it to a rental
  • Hire a property manager
  • Carry the property while purchasing elsewhere

The decision becomes much easier when you think about your potential exit strategy before you buy.

A Good Question to Ask Before Buying Near Beale AFB

Instead of asking only:

“Can I afford this home today?”

also ask:

“What are my reasonable options if I have to leave Beale sooner than expected?”

Consider:

  • How long do I expect to remain at Beale?
  • Could I comfortably carry this home if my circumstances changed?
  • Would I consider keeping it as a rental?
  • What might property management cost?
  • Do I have adequate emergency reserves?
  • Am I depending on future appreciation?
  • What might selling the property cost?
  • Would a shorter ownership period still make financial sense?

No real estate professional can predict exactly what a property will be worth when you receive your next assignment. That uncertainty should be part of the planning process.

Can You Rent the Home After a PCS?

Potentially. A service member who originally purchased the property as their primary residence may later face circumstances that result in relocating. But whether retaining the property makes financial sense is a separate question.

A proper rental analysis should generally consider more than just rent versus mortgage principal and interest. Potential expenses can include:

  • Mortgage payment
  • Property taxes
  • Insurance
  • HOA dues
  • Property management
  • Vacancy
  • Repairs
  • Maintenance
  • Major future replacements
  • Leasing costs
  • Owner-paid utilities
  • Other operating expenses

Rental income and property values are not guaranteed. Consult the appropriate property management, tax, legal, insurance, and financial professionals when evaluating a future rental strategy.

Can You Use a VA Loan Again if You Already Have One?

Potentially, yes. This is another common misconception. Using a VA loan once does not necessarily mean you can never use the benefit again. The VA distinguishes between borrowers with full entitlement and borrowers who have remaining entitlement.

For a borrower with full entitlement, VA does not impose a county loan limit, although lender approval and appraisal requirements still apply. Veterans Affairs

If part of your entitlement is already tied to an existing VA-backed loan, your remaining entitlement may influence whether you can purchase another home with no down payment.

Your lender should review your current Certificate of Eligibility (COE) to determine the entitlement available in your specific situation.

Does BAH Stay the Same After a PCS?

Not necessarily. BAH is associated with factors including:

  • Duty location
  • Pay grade
  • Dependency status

Your BAH at Beale AFB should not simply be assumed to follow you to your next duty station. The original research appropriately identifies changing BAH rates as a consideration when purchasing a home.

This matters if you're considering keeping your Beale-area property after relocating. Your existing mortgage does not automatically decrease because the BAH at your next assignment is lower. That is one reason I would not build a long-term real estate strategy around today's BAH amount alone.

What Happens if Home Values Decline Before You PCS?

Real estate markets move. Home values can:

increase, decrease, or remain relatively flat.

If you're required to sell after a relatively short ownership period, the transaction costs associated with buying and selling can become especially important. This is why I would be cautious about any home purchase that works financially only if the property appreciates quickly. Future appreciation should be treated as a possibility—not a promise.

Can You Buy a Duplex With a VA Loan?

Eligible VA borrowers may potentially purchase certain multi-unit properties containing up to four units, provided VA, lender, occupancy, underwriting, and property requirements are satisfied. For example, a buyer may consider living in one unit while renting another. However, this should not be interpreted as guaranteed rental income or automatic mortgage qualification. Lenders may have specific requirements regarding:

  • Occupancy
  • Property eligibility
  • Reserves
  • Rental-income calculations
  • Appraisal
  • Borrower experience
  • Overall underwriting

Talk with an experienced VA lender before relying on projected rental income in your purchase strategy.

Renting vs. Buying Near Beale AFB: Which Is Better?

There isn't one answer for every service member.

Renting may make sense when:

  • You expect a short assignment.

  • PCS timing is uncertain.
  • You want maximum flexibility.
  • You do not want property maintenance responsibilities.
  • Buying would significantly reduce your emergency savings.
  • You are unsure whether you would keep the property after leaving Beale.

Buying may be worth exploring when:

  • You expect a longer ownership period.

  • The total payment fits comfortably within your budget.
  • You have adequate reserves.
  • You want the responsibilities and potential benefits of homeownership.
  • You understand your potential PCS exit options.
  • The property fits both your current needs and longer-term strategy.

The fact that BAH is available does not automatically make buying better than renting. And renting does not automatically mean you're making a poor financial decision. The better decision depends on your circumstances.

Five Numbers I Would Know Before Buying Near Beale AFB

Before becoming emotionally invested in a particular property, understand these five numbers:

1. Your actual 2026 BAH

Verify your current amount based on your military status.

2. Your comfortable monthly housing budget

Not simply the maximum mortgage amount you're approved for.

3. Your estimated total monthly property cost

Include principal, interest, taxes, insurance, HOA, assessments, and other applicable costs.

4. Your available cash reserves after closing

Homeownership becomes much more stressful when every available dollar goes into the purchase.

5. Your estimated ownership timeline

A buyer expecting to remain in the property for several years may evaluate a purchase very differently from someone who anticipates another PCS relatively soon.

This does not change the amount of money the service member actually receives.

Should I buy a house if I'm PCSing to Beale AFB?
