By Erik-Jaems Pendergraph - September 14, 2026

Lincoln, CA Real Estate Market Update — August 2026

Lincoln, CA real estate market update for August 2026 showing a $645,000 median sale price, 243 active listings, 120 new listings, 81 sold listings, and 51 average days on market.

Lincoln’s housing market was neutral in August 2026, with higher inventory and stronger pending activity than a year ago, but fewer closed sales and longer market times. At the same time, both median and average sold prices were higher year over year. That combination points to a market that is still active, but more balanced than a strong seller’s market.

The August market-update report confirms these year-over-year changes, including higher active inventory, stronger pending sales, higher prices, and longer market times.

What Changed From Last Year?

Compared with August 2025, Lincoln had more homes for sale, more new listings, and more pending contracts, while closed sales declined. Median and average sold prices were higher, and homes took longer to sell. The biggest year-over-year shifts were:

  • Pending sales: up 16.3%
  • New listings: up 13.2%
  • Average sold price: up 10.2%
  • Median sold price: up 8.4%
  • Average days on market: up 21.4%
  • Closed sales: down 9%

This is a useful example of why no single market statistic tells the whole story. Buyer activity remained strong enough to push pending sales higher, but completed sales slowed and homes took more time to sell.

Is Lincoln, CA a Buyer’s or Seller’s Market?

Based on months of inventory from closed sales, Lincoln had 3.0 months of inventory in August, which placed the market in the report’s neutral range. The report defines less than 3 months as seller-favorable, 3 to 6 months as neutral, and more than 6 months as buyer-favorable.

Using pending sales instead, inventory measured 2.4 months, which falls into seller-market territory under the same methodology. That means Lincoln’s market was not sending one single signal. Closed-sale inventory looked balanced, while pending activity suggested demand remained relatively strong.

Inventory Increased Compared With August 2025

Lincoln ended August with 243 active single-family homes for sale, compared with 234 in August 2025, a 3.8% increase. Inventory was also down 1.6% from July. There were 120 new listings during the month, up 13.2% year over year, though down 11.1% from July.

For buyers, that meant somewhat more selection than a year earlier.

For sellers, it meant more competition from other active listings, which can make pricing, condition, presentation, and marketing more important.

Closed Sales Declined, but Pending Sales Increased

Lincoln recorded 81 closed sales in August, down 9% from 89 in August 2025 and down 26.4% from July. At the same time, 100 homes went pending, up 16.3% from August 2025 and 14.9% from July. That contrast is important. Fewer homes closed during the month, but more buyers entered into contracts. Pending activity can offer an early look at future closing activity, although not every pending transaction ultimately closes.

Lincoln Median Home Price Reached $645,000

The median sold price was $645,000 in August. That was:

  • 8.4% higher than August 2025
  • 3.2% higher than July 2026

The report classified the six-month median-price trend as appreciating. The average sold price was $733,000, up 10.2% from a year earlier but down 1.2% from July. Because averages and medians can be influenced by the mix of homes that happened to sell in a given month, it is also helpful to look at price per square foot.

Average Sold Price per Square Foot Was $346

Lincoln’s average sold price per square foot was $346 in August, up 2.1% from $339 in August 2025 and up 0.3% from July. The six-month trend was classified as neutral. That suggests the price-per-square-foot measure was relatively stable even while the median sold price moved higher. This is one reason citywide median-price changes should not automatically be applied to an individual property.

Homes Took Longer to Sell

Average days on market increased to 51 days in August, compared with 42 days in August 2025 and 36 days in July. That was a 21.4% year-over-year increase. For sellers, longer market times can make proper pricing and positioning more important. For buyers, it may provide more time to evaluate a property, compare alternatives, and negotiate thoughtfully depending on the home and level of competition.

Sellers Received About 96% of Their Original Asking Price

The August summary reported a 96% sold-to-original-list-price ratio, down one percentage point from a year earlier. The separate sold-to-current-list-price ratio was 99%, unchanged from August 2025. Those two ratios measure different things. The original-list-price ratio compares the final sale price with the price when the property first entered the market. The current-list-price ratio compares the sale price with the asking price immediately before the home went under contract. That difference can help show whether price adjustments occurred before a property sold.

What the August Lincoln Market Means for Buyers

For buyers, August offered slightly more inventory than a year ago and longer average market times. That can provide more opportunity to compare homes and consider:

  • purchase price
  • property condition
  • financing
  • taxes
  • HOA obligations
  • homeowners insurance
  • resale considerations
  • comparable sales

At the same time, pending activity was strong and pending-based inventory remained below 3 months. So buyers should not assume every seller will be highly negotiable. The amount of leverage can vary significantly by property, price range, condition, location, and time on market.

What the August Lincoln Market Means for Sellers

For sellers, the market remained active, but it was not uniformly seller-favorable. Positive signals included:

  • higher year-over-year median sold price
  • higher average sold price
  • stronger pending activity
  • slightly more overall market activity entering contract

But there were also signs of greater buyer selectivity:

  • fewer closed sales
  • longer days on market
  • more active inventory
  • a 96% original-list-price ratio
  • neutral closed-sale inventory

That means pricing strategy matters. Homes that are positioned well may still attract strong interest, but buyers generally had more choices than they did a year earlier.

What Lincoln’s Monthly Market Numbers Really Mean

August produced a mixed set of signals:

  • inventory increased
  • new listings increased
  • pending sales increased
  • closed sales declined
  • median and average prices increased
  • price per square foot remained relatively stable
  • homes took longer to sell
  • closed-sale inventory moved into neutral territory

Taken together, those numbers point to a more balanced Lincoln housing market with active demand, but less urgency than a tightly constrained seller’s market. That is why it helps to look at multiple indicators together instead of relying only on median price or inventory.
