By Erik-Jaems Pendergraph - September 14, 2026

Marysville, CA Real Estate Market Update – August 2026

Marysville, CA real estate market update for August 2026 showing a $395,000 median sale price, 62 active listings, 22 new listings, 21 sold listings, and 78 average days on market.

If you’re thinking about buying or selling a home in Marysville, California, the latest market numbers tell a more nuanced story than a simple “buyer’s market” or “seller’s market” label. During August 2026, Marysville had slightly more homes available than a year ago, fewer closed sales and significantly fewer properties going under contract. At the same time, the median sale price remained unchanged from August 2025. Homes also took considerably longer to sell. Taken together, those numbers suggest a Marysville market where pricing, property condition, presentation, and negotiation strategy matter considerably, even though available inventory remains relatively limited.

The statistics in this update apply to single-family homes in Marysville and are based on MetroList MLS data available through the end of August 2026.

Months of Inventory – Pending Sales 5.6 months 166.4%

The broader year-to-date numbers also show that through August, Marysville had 138 closed sales in 2026 compared with 149 during the same period in 2025, a decline of 7.4%. Pending activity was down 11.2% year to date.

What Is the Median Home Price in Marysville, CA?

The median sold price in Marysville was $395,000 in August 2026. That was unchanged from the $395,000 median recorded in August 2025, although it was down 10.6% from the $442,000 median recorded in July. The report classifies the six-month median-price trend as neutral. That month-to-month decline deserves context. A monthly median is the midpoint of the homes that sold during that particular period.

In a smaller market such as Marysville, a change in the mix of properties closing during one month can move the median noticeably. So a drop from July to August does not automatically mean every Marysville home lost 10.6% of its value.

For homeowners considering a sale, recent comparable properties that are similar in location, size, condition, features, lot characteristics, and timing will generally provide more meaningful information than the citywide median alone.

What Was the Average Marysville Home Sale Price?

The average sold price was $401,000 in August 2026. That was:

  • down 3.6% from $416,000 in August 2025, and
  • down 16.5% from $480,000 in July 2026.

Despite the monthly change, the report classifies the six-month average sold-price trend as neutral. Year to date, the average sale price was approximately $418,000, compared with $421,000 over the comparable 2025 period. This is another reason I would not judge the entire Marysville market from one month of average-price movement alone.

Marysville Price per Square Foot

Marysville homes that closed during August sold for an average of approximately $250 per square foot. That was:

  • up 1.6% from $246 in July, and
  • down 1.2% from $253 in August 2025.

The six-month trend for this metric was classified as neutral. Price per square foot can help provide additional context, but it should not be used by itself to determine the value of an individual property. Two homes with similar square footage can sell at very different prices because of condition, renovations, lot size, location, age, layout, garage configuration and other property-specific factors.

How Many Homes Were for Sale in Marysville?

Marysville finished August with 62 single-family homes listed for sale. That was only slightly higher than the 61 homes available in August 2025, an increase of 1.6%, and slightly below July’s inventory. So although inventory increased compared with a year earlier, the change was modest. What is more interesting is what happened with new inventory.

New Listings Fell 24.1%

There were 22 new listings in Marysville during August 2026, compared with 29 in August 2025. That's a 24.1% year-over-year decrease. The number of new listings was unchanged from July, when 22 homes also came to market. Through August, Marysville had recorded 225 new listings in 2026, compared with 250 during the same period of 2025, a 10% decline.

For buyers, that means total active inventory was slightly higher, but the flow of new properties entering the market was lower than a year ago.

How Many Homes Sold in Marysville?

There were 21 closed home sales in Marysville during August. That was:

  • down 16% from 25 sales in August 2025, but
  • up 10.5% from 19 sales in July.

This is a useful reminder that different comparisons can tell different stories. Month to month, sales activity improved. Year over year, activity declined. Looking at both gives buyers and sellers a more complete picture than relying on one percentage alone.

Pending Home Sales Dropped Sharply

One of the more notable August statistics was pending activity. Only 11 Marysville properties went under contract during August, compared with 24 in July and 29 in August 2025. That represents:

  • a 54.2% month-over-month decline, and
  • a 62.1% year-over-year decline.

Pending sales can offer insight into near-term buyer activity because these are homes that entered contract during the month rather than transactions that had already reached closing. One month does not establish a long-term trend, but the August decline is significant enough to watch as we move through the fall market.

Homes Took Longer to Sell

The average days on market increased to 78 days in August. That compares with:

  • 33 days in July 2026, and
  • 30 days in August 2025.

The year-over-year increase was 160%, and the report identifies the six-month DOM trend as upward. This may be one of the most important numbers for Marysville sellers to pay attention to. More time on market can mean buyers are taking longer to evaluate properties, and it can increase the importance of getting the initial pricing and presentation right. It does not mean every property will take 78 days to sell. Some homes can move considerably faster and others may take longer.

How Much Are Marysville Sellers Negotiating?

Another useful indication of buyer and seller negotiating conditions is the relationship between list price and final sale price. The August sold-to-list-price ratio was approximately 97%, down from 99% in July and 99% a year earlier. The separate sold-to-original-list-price ratio was 94%, according to the market summary. Those two numbers measure slightly different things. A home may have its asking price reduced before receiving an offer. Comparing the sale price with the final list price can therefore produce a different percentage than comparing it with the property's original asking price.

For sellers, that reinforces the importance of proper initial positioning.

For buyers, it shows that some transactions are closing below sellers' original expectations, although that does not mean a particular property will accept a specific discount.

Is Marysville a Buyer’s Market or Seller’s Market?

This is where the August data becomes especially interesting. The report lists 3.0 months of inventory based on closed sales and labels August a seller's market. That was up from 2.4 months one year earlier and down from 3.3 months in July. However, the same report defines:

  • less than 3 months as a seller's market,
  • 3–6 months as neutral, and
  • more than 6 months as a buyer's market.

Because August came in at exactly 3.0 months, I would characterize Marysville as being near the seller/neutral boundary rather than treating the label as absolute. There is another reason for caution. Inventory based on pending sales increased to 5.6 months, which the report categorizes as a neutral market. That was up substantially from 2.1 months a year earlier.

Marysville continued to have relatively limited inventory, but slower pending activity and longer market times created a more balanced environment than the “seller’s market” label alone might suggest.

What Does the Marysville Market Mean for Buyers?

For buyers, August's numbers may offer somewhat more negotiating room than the headline market classification suggests. Homes averaged 78 days on market, pending activity declined, and both the sold-to-list and sold-to-original-list-price ratios were below 100%. That can create opportunities to evaluate:

  • how long a property has been listed,
  • whether the asking price has changed,
  • recent comparable sales,
  • property condition,
  • available inspections and disclosures,
  • financing terms, and
  • the overall strength of the offer.

At the same time, buyers should avoid assuming every seller will negotiate significantly. Well-priced homes with desirable features can still attract strong interest. The best approach is to evaluate each home individually rather than applying citywide statistics to a specific transaction.

What Does the Marysville Market Mean for Sellers?

For homeowners considering selling in Marysville, the market still offers some encouraging fundamentals. The median sale price was unchanged from a year ago, total available inventory remained relatively modest, and the six-month median and average sold-price trends were classified as neutral. But today's market is also sending a clear message: pricing discipline matters. With average days on market rising and pending activity slowing, sellers may face more resistance when a property enters the market above what recent comparable sales support. A strong listing strategy may include:

  • reviewing recent comparable sales,
  • evaluating current competition,
  • considering active and pending listings,
  • preparing the home for market,
  • presenting it effectively,
  • reviewing buyer feedback and activity after launch, and
  • adjusting strategy when the market provides new information.

The objective isn't simply to choose the highest possible asking price. It's to position the property intelligently based on the seller's goals, timing and current competition.
