The Yuba County, California single-family home market showed a mixed picture in July 2026: pricing moved higher, pending activity strengthened, active inventory remained below last year, and closed sales declined.

According to the August 2026 MetroList/TrendGraphix reports, July 2026 was classified as a neutral market based on months of inventory. Closed-sale inventory measured 4.0 months, while pending-sale inventory measured 3.2 months.

At a glance, July 2026 included:

  • 275 homes for sale
  • 117 new listings
  • 68 closed sales
  • 87 pending sales
  • $468,000 median sold price
  • $491,000 average sold price
  • $271 average sold price per square foot
  • 53 average days on market
  • 4.0 months of inventory based on closed sales
  • 3.2 months of inventory based on pending sales

These are countywide statistics for single-family homes. They provide broad market context but do not establish the value, expected selling price, or expected market time of any individual property.

Market Metric July 2026 Year-over-Year Change
Homes for Sale 275 -8.6%
New Listings 117 -3.3%
Closed Sales 68 -8.1%
Pending Sales 87 +20.8%

Avg. Sold Price per Sq. Ft. $271 +3.8%
Average Days on Market 53 +29.3%
Months of Inventory — Closed Sales 4.0 -2.5%
Months of Inventory — Pending Sales 3.2

-23.9%

The year-to-date picture adds useful context. Through July 2026, there were 462 closed sales compared with 497 during the same period in 2025, while pending activity increased to 532 from 506. The year-to-date median sold price was $451,000, only 0.4% higher than the comparable 2025 period.

That distinction matters: a strong July price comparison does not necessarily mean the entire year has appreciated at the same pace.

What Happened to Home Prices in Yuba County?

The median sold price for Yuba County single-family homes was $468,000 in July 2026.

That was:

  • 6.8% higher than July 2025
  • 2.9% higher than June 2026
  • classified as appreciating based on the report's six-month trend

The average sold price was $491,000, which was:

  • 9.8% higher than July 2025
  • 6.7% higher than June 2026
  • also classified as appreciating based on the six-month trend

Those increases are notable, but countywide price statistics can be influenced by the mix of homes that happened to close during the month.

A property-specific analysis should also consider:

  • city or unincorporated area
  • neighborhood and location
  • home size
  • lot size
  • age and condition
  • improvements
  • recent comparable sales
  • current competing listings
  • buyer activity within the relevant price range

A 6.8% increase in the countywide median does not mean every home in Yuba County increased in value by 6.8%.

What Does Price per Square Foot Show?

The average sold price per square foot was $271 in July 2026.

That was:

  • 9.3% higher than June
  • 3.8% higher than July 2025
  • classified as appreciating based on the report's six-month trend

This provides another pricing indicator supporting the stronger July numbers.

However, price per square foot should not be used by itself to determine the value of a specific property.

Two homes with similar square footage can sell for different prices because of differences in location, lot characteristics, condition, design, improvements, age, and other property-specific factors.

Is There Less Inventory in Yuba County?

Yes.

Yuba County had 275 active single-family homes at the end of July 2026, compared with 301 one year earlier.

That was an 8.6% year-over-year decline.

Inventory was unchanged from June.

For buyers, fewer active listings than last year can mean a smaller overall selection.

For sellers, the more useful question is not simply how many homes are available throughout the entire county.

It is:

How many homes similar to mine are competing for the same buyer in my specific area and price range?

That is a much more useful measure when developing a pricing and marketing strategy.

Were More Homes Coming on the Market?

New-listing activity improved from the previous month but remained slightly below last year.

There were 117 new listings in July 2026.

That was:

  • 23.2% higher than June
  • 3.3% lower than July 2025

So buyers saw a meaningful month-over-month increase in new supply, even though the number of new listings remained slightly below the same month last year.

How Active Were Yuba County Home Sales?

Closed sales declined in July.

There were 68 completed sales, which was:

  • 8.1% lower than July 2025
  • 22.7% lower than June 2026

Pending activity told a different story.

There were 87 pending sales in July, up:

  • 20.8% from June
  • 20.8% from July 2025

That contrast is one of the most important parts of the July report.

Although fewer transactions closed during the month, new contract activity increased substantially.

That is why closed sales should not be viewed in isolation when assessing current market momentum.

Was Yuba County a Buyer's, Seller's, or Neutral Market?

Based on the report's methodology, Yuba County was a neutral market in July 2026.

Months of inventory based on closed sales was 4.0 months.

The report defines:

  • less than 3 months as a seller's market
  • 3 to 6 months as a neutral market
  • more than 6 months as a buyer's market

Pending-sale inventory was 3.2 months, which also remained within the report's neutral-market range.

That makes the countywide classification relatively consistent: both closed-sale and pending-sale inventory indicated neutral conditions in July.

Still, a countywide market classification does not mean conditions are identical in Wheatland, Marysville, Olivehurst, Plumas Lake, or other parts of Yuba County.

Individual communities, price ranges, and property types can behave very differently.

How Long Were Homes Taking to Sell?

Average days on market was 53 days in July 2026.

That was:

  • down from 55 days in June
  • up from 41 days in July 2025
  • a 29.3% year-over-year increase

The report classified the six-month days-on-market trend as neutral.

For sellers, this reinforces the importance of:

  • accurate pricing
  • property preparation
  • quality presentation
  • monitoring competing listings
  • reviewing showing activity
  • responding to buyer feedback

For buyers, longer average market times do not automatically mean every seller is highly negotiable. Property-specific competition still matters.

How Close Were Homes Selling to Asking Price?

The July market update reported an average 101% sold-to-list-price ratio and a 99% sold-to-original-list-price ratio.

Those two metrics measure different things.

The sold-to-list ratio compares the closing price with the most recent list price, while the sold-to-original-list ratio compares the closing price with the initial asking price.

That difference can occur when a property receives one or more price adjustments before going under contract.

For sellers, the takeaway is that initial pricing still matters, even when successfully sold homes are closing near their final asking prices.

For buyers, citywide or countywide ratios should not be treated as a prediction of what will happen with any specific property.

What Does This Mean for Yuba County Sellers?

The July market provided some encouraging signs for sellers:

  • median sold price increased
  • average sold price increased
  • price per square foot increased
  • active inventory remained below last year
  • pending activity increased sharply

At the same time:

  • closed sales declined
  • average days on market remained higher than last year
  • months of inventory remained in neutral territory

The practical takeaway is:

Higher prices do not eliminate the need for careful pricing and positioning.

A strong listing strategy should consider the property's specific location, competing listings, recent sales, pending activity, condition, price range, and current buyer response.

What Does This Mean for Yuba County Buyers?

The market offered buyers a mixed environment.

Active inventory was lower than one year earlier, while new listings increased from June and countywide inventory remained in neutral-market territory.

Pending activity also increased significantly.

That means competition may vary considerably from one property to another.

Useful preparation may include:

  • Establishing a comfortable purchase budget.
  • Speaking with a qualified lender if financing is needed.
  • Reviewing recent comparable sales.
  • Evaluating disclosures and property condition.
  • Understanding contract terms and contingencies.
  • Reviewing market time and prior price adjustments.
  • Evaluating competition for the specific home rather than relying only on countywide averages.

Being prepared does not require rushing or giving up important protections. It means having the information needed to make a timely decision.

Yuba County and Beale AFB Relocation

Yuba County includes several communities that may be considered by households researching housing in connection with Beale Air Force Base.

Real estate decisions associated with a military move can involve more than just purchase price.

Useful considerations may include:

  • commute requirements
  • purchase timeline
  • financing
  • estimated monthly housing costs
  • property taxes
  • homeowners insurance
  • property condition
  • anticipated ownership period
  • potential resale considerations

For buyers considering a VA-backed home loan, eligibility is only part of the process. Loan qualification, appraisal requirements, property condition, closing costs, contract terms, and overall affordability should also be evaluated.

Housing options should always be considered based on an individual buyer's needs and objective property characteristics rather than demographic characteristics of an area.

What the July 2026 Yuba County Numbers Really Tell Us

The clearest takeaway is:

Yuba County remained a neutral market in July 2026, with stronger pricing and significantly higher pending activity, while active inventory and closed sales remained below last year.

That combination does not point to a market moving uniformly in one direction.

For sellers, good pricing and presentation remain important.

For buyers, conditions can vary considerably by city, price range, and individual property.

And for both sides, the most useful analysis happens at the property level rather than from one countywide headline.
