By Erik-Jaems Pendergraph - September 14, 2026

Yuba County Real Estate Market Update – August 2026

Yuba County, CA real estate market update for August 2026 showing a $455,000 median sale price, 281 active listings, 88 new listings, 74 sold listings, and 54 average days on market.

If you're thinking about buying or selling a home in Yuba County, California, the August 2026 housing market points to a relatively balanced environment.

Compared with August 2025, closed sales increased and both the median and average sold prices moved higher. At the same time, pending activity declined, new listings were lower, and homes took longer to sell.

That combination matters because it shows a market that is still active, but not one where either buyers or sellers clearly control the entire negotiation.

The August report classifies Yuba County as a neutral market, with 3.8 months of inventory based on closed sales.

These statistics apply to single-family homes throughout Yuba County and are based on MetroList MLS data available through the end of August 2026.

Year to date through August, Yuba County had 541 closed sales, down 3.6% from 561 during the same period in 2025. Pending sales were unchanged year to date at 585.

That broader year-to-date view is important because it shows the August increase in closed sales did not fully offset earlier softness in the year.

What Is the Median Home Price in Yuba County?

The median sold price in Yuba County was $455,000 in August 2026.

That was:

  • up 2.7% from $443,000 in August 2025, and
  • down 2.8% from $468,000 in July.

The six-month median-price trend was classified as neutral. That means August prices were somewhat higher than a year ago, but the market was not showing a clear, sustained upward or downward trend in the report’s six-month framework.

For sellers and homeowners, the citywide or countywide median should not be treated as a direct estimate of an individual property’s value. Recent comparable sales, property condition, lot size, location, upgrades, and specific market competition all matter.

What Was the Average Home Sale Price in Yuba County?

The average sold price was $457,000 in August 2026.

That was:

  • up 3.6% from $441,000 in August 2025, and
  • down 6.7% from $490,000 in July.

The six-month average sold-price trend was also classified as neutral. Year to date, the average sold price was approximately $457,000, compared with $458,000 during the same period in 2025. That year-to-date comparison shows just how stable the broader average-price picture has been.

Yuba County Price per Square Foot

The average sold price per square foot was approximately $254 in August.

That was:

  • down 5.9% from $270 in July, and
  • up 0.4% from $253 in August 2025.

The six-month trend for this metric was classified as neutral. Price per square foot can be helpful as a supporting metric, but it should not be used by itself to determine the market value of a specific home. Different property types, lot sizes, finishes, ages, and locations can all affect the number.

How Many Homes Were for Sale in Yuba County?

Yuba County ended August with 281 single-family homes available for sale. That was slightly lower than the 284 homes available in August 2025, a decline of 1.1%. However, active inventory was up 2.2% compared with July. That means inventory was relatively stable year over year, while buyers had slightly more choices than they did one month earlier. This is consistent with a balanced market rather than a sharply constrained one.

New Listings Declined

There were 88 new listings in Yuba County during August 2026.

That was:

  • down 24.8% from 117 listings in July, and
  • down 10.2% from 98 listings in August 2025.

Year to date, Yuba County had 896 new listings, compared with 955 during the same period in 2025, a decline of 6.2%. For buyers, that means the total active inventory remained fairly steady, but fewer fresh listings entered the market during August.

How Many Homes Sold in Yuba County?

There were 74 closed home sales in August 2026.

That was:

  • up 15.6% from 64 sales in August 2025, and
  • up 2.8% from 72 sales in July.

So August itself showed stronger closed-sale activity. However, year-to-date sales remained slightly below last year’s pace, which is another reason not to rely on one month alone when judging the market.

Pending Home Sales Slowed Sharply

Yuba County had 58 properties go under contract during August.

That was down from 84 in July and down from 79 in August 2025.

The result was:

  • a 31% month-over-month decline, and
  • a 26.6% year-over-year decline.

This is one of the more significant August indicators. Pending sales reflect homes entering contract now, so they can provide an early look at current buyer activity. One month does not establish a long-term trend, but the decline is meaningful enough to watch closely in future reports.

How Long Are Homes Taking to Sell in Yuba County?

The average days on market in August was 54 days.

That was:

  • up from 52 days in July, and
  • up from 43 days in August 2025.

The year-over-year increase was 25.6%. That suggests buyers are generally taking more time than they were a year ago. For sellers, longer market times can make initial pricing and presentation even more important. It does not mean every home will take 54 days to sell. Some properties will sell faster and others may take much longer depending on price, condition, and competition.

Are Yuba County Sellers Getting Their Asking Price?

The August sold-to-list-price ratio was approximately 99%, unchanged from August 2025. The sold-to-original-list-price ratio was 97%, also unchanged year over year. Those two numbers measure different points in the listing process. A seller may start at one asking price, make a price adjustment, and then sell close to the final list price.

For sellers, that reinforces the importance of setting an appropriate initial price.

For buyers, it shows that negotiation remains part of the market, even in transactions that eventually close near the final asking price.

Is Yuba County a Buyer’s Market or Seller’s Market?

Based on the report’s inventory methodology, Yuba County was a neutral market in August 2026.

The report defines:

  • less than 3 months of inventory as a seller’s market,
  • 3–6 months as neutral, and
  • more than 6 months as a buyer’s market.

Yuba County had 3.8 months of inventory based on closed sales. Inventory based on pending sales was 4.8 months. Both figures fall comfortably within the neutral range. The broader August data supports that interpretation:

  • prices were modestly higher year over year,
  • closed sales increased,
  • active inventory was nearly unchanged,
  • pending sales dropped,
  • new listings declined,
  • and homes took longer to sell.

The clearest summary is:

Yuba County remained balanced in August, with relatively stable pricing and active closed sales offset by slower pending activity and longer market times.

What Does the Yuba County Market Mean for Buyers?

For buyers, a balanced market can create more room to evaluate a property carefully than a highly competitive seller’s market. With 3.8 to 4.8 months of inventory and longer average market times, buyers may have more opportunity to review:

  • recent comparable sales,
  • price history,
  • property condition,
  • disclosures,
  • inspection findings,
  • financing terms,
  • appraisal considerations,
  • seller concessions when appropriate,
  • and overall offer structure.

That does not mean every seller will be flexible. Some properties may still attract strong interest, especially when they are well priced and well presented. The best strategy is to evaluate the individual property rather than rely only on countywide averages.

What Does the Yuba County Market Mean for Sellers?

For sellers, August’s data is mixed but workable. Closed sales were up year over year, prices were modestly higher, and inventory remained relatively stable. But homes took longer to sell, pending activity declined significantly, and new listings were lower. That means a thoughtful listing strategy is still essential. A strong approach may include:

  • reviewing recent comparable sales,
  • evaluating active and pending competition,
  • studying price reductions on competing homes,
  • preparing the property before launch,
  • presenting the home effectively,
  • monitoring showing activity and buyer feedback,
  • and adjusting strategy when the market provides new information.

The goal should be to position the home based on current evidence, not simply to choose the highest possible asking price.
